Landrush is building a decentralized real estate marketplace for Nigeria that uses Filecoin for immutable land documentation and Web2 infrastructure for fast user experience.

The hybrid approach solves a critical problem: 65% of Nigerian land is undocumented or disputed, costing the economy billions in fraud, delayed transactions, and legal disputes. By storing property deeds, surveys, and ownership records on Filecoin, Landrush creates a censorship-resistant, verifiable chain of title that protects buyers, sellers, and agents.

Centralized Platforms:

Why Filecoin?

Immutability: Once a deed is stored on Filecoin, no one can edit, delete, or forge it. The IPFS hash is permanent proof.

Decentralization: No single entity controls land records. Buyers, sellers, and agents all have equal access. Resistant to government censorship or corruption.

Transparency: Every transaction, every deed, every verification is visible on-chain. Creates accountability.

Incentivized Redundancy: Filecoin miners are economically motivated to store and retrieve documents reliably. Better than centralized backups.

Long-term Archival: Land records must survive for 100+ years. Filecoin's design ensures durability.

Why Hybrid (Not Full Filecoin)?

User Experience Matters:

  • Listing images must load in <500ms (Filecoin: 2–5s)
  • Search must filter instantly (Filecoin: slow for dynamic queries)
  • Mobile users in Nigeria have limited bandwidth (S3 is optimized)

This is pragmatic, not lazy:

  • Deeds are accessed rarely (weeks/months between verification)
  • Images are accessed constantly (users browse, filter, save)
  • Filecoin shines for long-term, infrequent access
  • S3 shines for frequent, fast access

Real-world successful projects:

  • Starling Lab (documentary archival) uses hybrid: IPFS for video, database for metadata
  • Textile (storage SDK) uses hybrid: Filecoin for buckets, cache for speed
  • None of the successful Filecoin projects are 100% Filecoin
